The AARO Building Process
Initial Consultation:
It starts with getting to know each other. We’ll introduce the AARO Builders team, discuss our core values, and answer your preliminary questions. Most importantly, we want to understand you, your lifestyle, and your vision for your new home. We’ll discuss potential house plans suited to your lot and are happy to walk the lot with you to assess requirements and possibilities, keeping your budget in mind.
Preliminary Budgeting & Design:
Once we have a preliminary plan direction, we’ll prepare an initial budget proposal outlining the estimated costs. This gives you a starting financial picture before committing to detailed plans. Ready to design? We’ll work on developing preliminary floor plans and architectural styles suited to your lot and preferences. We guide you through defining the specifications – the finishes, features, and functional elements that will make the house uniquely yours. These details form the basis of the final plans.
Formal Budgeting & Permits:
With detailed plans established, we move to formal budgeting and securing permits. We leverage our network of trusted trade partners and suppliers, sending out plans to gather precise quotes. We rigorously review these quotes to ensure value and quality. AARO Builders handles the preparation and submission of all necessary paperwork to the City’s Building Department for permits, managing the follow-up dialogue.
Budget Review & Contract:
Once all quotes are received, we arrange a comprehensive budget review meeting with you. We go through every line item, discussing all aspects of the build. This is an opportunity to make adjustments to align the project with your needs. Upon agreement, we produce a formal contract, and construction can commence after the necessary deposit milestones are met.
Selections & Design Finalization:
We facilitate introductions and site visits with key trades and suppliers, allowing you to choose styles and designs for major finishing items. As construction begins, you’ll finalize finishing and colour selections. We provide access to an Interior Designer to assist you with these important style decisions throughout the process.
Construction & Oversight:
Site Review: Before excavation, we meet on-site to finalize home placement, setbacks, elevation, and discuss elements like tree removal or retaining walls.
Framing Walk-through: After framing, we walk the site together to discuss details like specific framing needs, plumbing fixture locations (like hose taps), HVAC considerations, and finalize cabinet layouts.
Electrical Walk-through: We meet with our electrical trade partner on-site to confirm the placement of all electrical components, lighting, audio-visual requirements, etc., following up on any related framing discussions.
Regular Budget Reviews: Transparency is key. We conduct regular budget reviews with you at major construction milestones (e.g., Foundation Completion, Framing, Drywall, Substantial Completion, Final Completion). You’ll have the opportunity to review all relevant invoices and track the overall budget.
Completion & Handover:
Final Walk-through: A few days before you move in, we conduct a detailed final walk-through. We’ll review all aspects of your new home, explain proper maintenance, and compile a list of any minor deficiencies needing attention.
Deficiency Follow-up: This list is promptly sent to the appropriate trades, and AARO Builders ensures these items are addressed in a timely manner.
Post-Possession & Warranty:
One-Year Service: After your first year in the home, we’ll arrange a follow-up meeting to check on the home and address any potential service or warranty items that may have arisen.
WARRANTY: AARO Builders Inc. provides comprehensive warranty coverage for your peace of mind. We are proud to offer the 2-5-10 Home Warranty Program, administered through Pacific Home Warranty. This fully transferable warranty protects your investment and will be registered with your home upon completion.
